Submit your request with dates and contact info. We confirm availability within 24 hours and send a rental agreement + payment link. A 50% deposit secures your dates; the balance is due 30 days before arrival.
Cancellations 60+ days before arrival receive a full refund minus a $75 processing fee. 30–59 days: 50% refund. Under 30 days: no refund, but we will try to re-book and credit you if possible.
Yes — U.S. auto insurance is not valid in Mexico. Mexican auto insurance is required by law. We recommend purchasing it online before you depart. Many travelers use Baja Bound or MexPro for easy online coverage (roughly $15–$30/day).
All guests need a valid U.S. passport (or passport card). You do NOT need a tourist visa for stays under 72 hours within the border zone, but for longer stays a FMM tourist card may be required. We'll provide current guidance when you book.
We are pet-friendly for dogs under 40 lbs with prior approval and a $100 pet fee. Cats and other animals must be approved case-by-case. Please mention pets in your booking request.

Delphin tower is the best building at Las Palmas Resort for views and beach proximity. It sits closest to Sandy Beach and the Sea of Cortez with completely unobstructed ocean views from upper floors. The 7th floor — Unit 701 — is the top residential floor, giving you the most panoramic sightlines of any unit on the property.

For most Arizona travelers, yes. Rocky Point is a 3.5-hour drive versus a 2-hour flight plus transfers for Cabo. It costs 40–60% less for comparable beachfront accommodations. The Sea of Cortez is calmer than the Pacific, making it safer for swimming and better for families with kids. Cabo wins on nightlife; Rocky Point wins on convenience, cost, and simplicity.
